McAllen’s Vibrant Future: Highlights from the 2026 State of the City Address

On February 11, 2026, the McAllen Convention Center buzzed with anticipation as Mayor Javier Villalobos delivered the annual State of the City Address. His enthusiastic remarks reflected the city’s impressive strides in growth, community safety, and economic vitality, captivating an audience filled with residents, local leaders, and business stakeholders.

Celebrating McAllen’s Strength and Progress

The event kicked off with Mayor Villalobos invested in a resilient declaration: “Aquí se vive mejor,” meaning "Here we live better." With pride, he assured attendees of McAllen’s robust development trajectory. "The state of our city — the state of McAllen — is strong, advancing, and serving residents better than ever," he proclaimed from the stage bathed in vibrant neon lights.

With the theme “Next is now!” Villalobos emphasized the progressive nature of McAllen. He highlighted several accolades recently awarded to the city, including the title of having the lowest cost of living in Texas and a top-tier housing market, where the median home price rests at $275,000. This recognition positioned McAllen among the top 10 cities to live in Texas, and in the top 20 nationwide.

A Booming Business Environment

The mayor spotlighted McAllen as a flourishing hub for small businesses, ranking in the top 10 in Texas for entrepreneurship. The city boasts amenities that enhance the quality of life for its residents, such as the impressive McAllen Public Library and the Center for Urban Ecology at Quinta Mazatlán. Not to mention, residents enjoy shorter average commute times of just 18 minutes, significantly enhancing day-to-day living.

McAllen’s Economic Growth

In the past year, McAllen experienced remarkable economic growth, showcasing a 13% increase in business applications and nearly 15% upticks in self-employed applications. The city’s gross domestic product surged by a remarkable 27.6%, indicating a prosperous community and an attractive environment for investment. Notably, the retail sector achieved record sales, generating $99.9 million in sales tax revenue.

Ensuring Community Safety

The mayor expressed gratitude for the city’s dedicated police and fire departments, pointing out that McAllen recorded its lowest crime rate in 40 years. Thanks to the efforts of 657 first responders, supported by 269 additional personnel, community safety remains a top priority. Villalobos commended the Vision Zero plan, designed to reduce traffic injuries, as a positive step toward a safer environment.

McAllen’s fire department responded to over 7,000 emergencies last year, demonstrating their commitment to public safety. Furthermore, over $11.5 million in grant funding was secured to support the Tenant Based Rental Assistance program, aimed at stabilizing low-income households. "In McAllen, no one is left behind," Villalobos emphasized.

Infrastructure Improvements Ahead

As a part of future infrastructural enhancements, the city plans to expand the Anzalduas International Bridge into a full-service cargo port, improving efficiency for both northbound and southbound traffic. A $200 million terminal expansion at the airport is also on the horizon, promising modernized gates and upgraded amenities.

Sustainable Urban Development

In addition to transportation improvements, the McAllen Engineering Department is focusing on flood prevention. Plans for dual-purpose greenspaces are underway, designed to absorb stormwater swiftly during heavy rains. This initiative aims to enhance both environmental sustainability and urban resilience.

Exciting New Developments

Villalobos concluded the address with a thrilling announcement: McAllen will soon see the construction of a new golf course. Designed by esteemed pro golfer Lauren Ochoa and her team, the project is poised to become a significant attraction within the city.

“When completed, our new signature golf course will be recognized for its excellence,” stated Villalobos, underscoring the city’s commitment to enhancing recreational amenities.
