McAllen’s State of the City Address: Celebrating Progress and Future Developments

In an inspiring 2026 State of the City Address at the McAllen Convention Center, Mayor Javier Villalobos passionately declared, “Aquí se vive mejor.” Throughout the event, he shared insights into McAllen’s robust advancements, significant accomplishments, and exciting upcoming projects.

Celebrating McAllen’s Achievements

Villalobos opened his speech with a sense of pride, asserting that the state of McAllen is not only strong but advancing rapidly. He emphasized the city’s recent accolades, highlighting that it boasts the lowest cost of living in Texas and the best housing market, with an average home price of $275,000. These factors contribute to McAllen being recognized as one of the top cities to live in Texas and ranked among the top 20 cities nationwide.

The mayor also pointed out McAllen’s recognition as one of the top ten cities in Texas for small businesses, demonstrating a thriving economic landscape. This aligns with Villalobos’ assertion that McAllen offers an exceptionally high quality of life for families, bolstered by amenities like the extensive McAllen Public Library and the new Center for Urban Ecology at Quinta Mazatlán.

Economic Growth and Community Initiatives

Villalobos’ recurring phrase, “Next is now!” encapsulates the forward momentum within McAllen. In 2025, the city experienced a 13% growth in business applications, alongside a 15% increase in self-employed business owner applications. Such developments have significantly boosted the city’s gross domestic product by 27.6%. Moreover, the retail sector performed outstandingly, generating a record $99.9 million in sales tax revenue, placing McAllen third in the state for sales tax per capita.

The mayor credited the city’s rapid development to effective policies, celebrating the issuance of 810 commercial permits in 2025 worth a total of $265 million. This is complemented by residential construction, pushing the total construction value to over $507.1 million, marking a remarkable 40% annual increase.

Safety and Community Welfare

Ensuring the safety of McAllen’s residents has been a priority. Villalobos acknowledged the efforts of the police force and firefighters, stating that the city is experiencing a 40-year low in crime rates, according to Police Chief Victor Rodriguez. With 657 first responders and additional support staff, McAllen is well-equipped to handle emergencies.

Villalobos also highlighted initiatives aimed at preventing homelessness. The city secured over $11.5 million in grant funding, enabling the Tenant Based Rental Assistance program. “In McAllen, no one is left behind,” he proudly stated.

Upcoming Developments

Villalobos announced several ground-breaking projects on the horizon for McAllen, particularly infrastructure enhancements. The Anzalduas International Bridge is scheduled for expansion, becoming a full-service cargo port of entry. This upgrade will include new lanes and improved inspection areas, expediting both northbound and southbound traffic.

Additionally, the McAllen International Airport is set to undergo a $200 million terminal expansion, incorporating modern gates equipped with advanced amenities and technologies. This initiative aims to strengthen McAllen’s position as an international gateway.

To further mitigate flooding risks, the McAllen Engineering Department is developing dual-purpose greenspaces designed to hold stormwater rapidly, showcasing the city’s commitment to sustainable urban development.

New Recreational Opportunities

Mayor Villalobos ended his address by unveiling an exciting new project: a signature golf course designed by the renowned Lauren Ochoa, a member of the World Golf Hall of Fame. “Our new signature golf course is being designed by the best in the world,” Villalobos emphasized, aiming to enhance recreational offerings for residents and attract visitors.
